STONEBRIDGE TOWNHOME OWNERS ASSOCIATION (STOA)

Welcome to the Stonebridge Townhome Owners Association information page. Our private community includes 185 Townhomes with a large common area in the Wilton vicinity, near Routes 13 & 40. As a Stonebridge Townhome owner, you are automatically a member, if you are currently in good standing with quarterly fees paid on time.

Meetings for members and the Board are held every other month (Jan, Mar, May, July, Sep, Nov)on the third Tuesday, in the Clubhouse, 501 Stonebridge Boulevard, at 7:00 PM. Approved Board Minutes, Annual Budget and special announcements are available on the Association's web page, or upon request to the secretary. Anyone - homeowner, renter, guest or resident of the Stonebridge Townhomes, as well as visitors may communicate with the Board Secretary via email: robbmackes@verizon.net.

COMMUNITY MANAGER

Our Community Manager is Sean Dougherty, employed by our property managment company, BC Communities.Our residents are encouraged to communicate with Sean during normal daily business hours (Monday - Friday, 8AM - 4PM) regarding issues concerning the Association, or for assistance with Stonebridge Townhome Community problems or questions.  He may be reached via:

The BC Communities staff provide the budgeting, financial services,and accounting for the association. In addition, the STOA Board receives advice, guidance and assistance in managing and maintaining our community appearance, and providing services to our owners, renters and residents. They serve as a liaison and interface to vendors and third parties doing business with STOA. The STOA provides a number of services to our homeowners, and maintains community amenities, such as the Clubhouse, pool and playground. The Stonebridge Community Clubhouse is available for use by members in good standing for events, parties and small group gatherings, when made available by reservation, (Contact the Community Manager's office for details.)

In addition, there are Community Rules & Regulations as well as Architectural Standards to be maintained in the effort to keep our community values high with a welcoming environment for our homeowners, and a nice neighborhood in which to live or visit and enjoy.

Anyone in need of a copy of the Rules & Regulations or Architectural Standards should contact the Community Manager.

STOA FEES

The Association provides community wide services for landscaping, including mowing and snow/ice removal. The community amenities include the clubhouse, pool, children's playground and tennis court which are all maintained for the private use of our townhome owner members and their guests. Trash disposal, common area and road maintenance are some additional services. Individual townhomes are maintained by their owners. For 2019, our quarterly fees are $335.00(Annual total fee of $1340.00). These are collected by our Management Company, which sends out the bills and processes the payments.

STOA budget information and financial data is provided to the Board and approved by the Board at the meetings. The Association is incorporated, with audited financial reports available for member review upon request at the management office.

The board has approved taking appropriate actions to aggressively pursue collection of any past due Association Fees. Any account that falls two quarters behind in payments is turned over to our attorney for collection, including late fees and attorney's fees, which accumulate until payment in full is made.
