Catonsville Manor Community

The Catonsville Manor Association represents residents of Baltimore County residing in the Ingleside Avenue corridor, north of Baltimore National Pike, south of Newfield, south of Franklin Avenue and east of Johnnycake Road.

The Association meets at Johnnycake E.S. on the third Wednesdays @ 6:30 pm except June, July and August.

WHAT THE DIFFERENCE BETWEEN A COMMUNITY ASSOCIATION AND HOA ASSOCIATION

Last night walking the fliers around there some new people in the neighborhood we got to meet and some older people I got to meet and there a little bit of confusion with a community association and HOA association

  .A community association is a nongovernmental association of participating members of a community, such as a neighborhood, village, condominium, cooperative, or group of homeowners or property owners in a delineated geographic area. Participation may be voluntary, require a specific residency, or require participation in an intentional community. Community associations may serve as social clubs, community promotional groups, service organizations, youth sports group or quasi-governmental groups we work for betterment of the community they all are volunteers.

An HOA or Homeowner Association is a legal entity created to manage and maintain the common areas of a community. Typically these "common areas" consist of things like pools, clubhouses, landscaping, parks, streets and roads. HOAs can consist of single family homes, condominiums, or town homes and are typically setup by the original developer of the community with a set of rules called "Declaration of Covenants, Conditions, and Restrictions" otherwise known as "CC&Rs". One of the primary functions of the HOA is enforce and ensure that these "CC&Rs" are adhered to by the individual homeowners. The guiding principals of these regulations are normally to help maintain property values and the quality of life within the community. • Collect monthly dues from homeowners and maintain financial statements. • Enforce the deed restrictions or CC&Rs for things like: exterior home improvements, general exterior condition of property such as paint, how properties can be used, and even noise control. • Maintain landscaping in the common areas. • Provide snow removal. • Maintain recreation facilities such as clubhouses and pools. • Provide security services. • Organizing regular activities and meetings for residents
